PropStream, BatchLeads, and BatchDialer Are Now Under One Owner. What Does That Mean for DMV Investors?

PropStream acquired BatchLeads and BatchDialer on July 7, 2025. For real estate investors, that brought three familiar parts of the lead-generation workflow under the same owner: nationwide property data, list building, contact research, and outbound calling.
That is meaningful consolidation. It is not the same as saying that the three products instantly became one subscription or one interchangeable database.
The companies said after the acquisition that the products would continue to operate separately while integration proceeded. Current PropStream materials show that integration in practice: users can push leads into BatchDialer, while BatchLeads is identified as being powered by PropStream. Separate plans and product workflows still matter.
For investors in Virginia, Maryland, and Washington, DC, the more important question is not whether consolidation is good or bad. It is what these platforms are built to do, and what still requires local verification after a lead appears on the screen.
The national property-data market is consolidating
PropStream described the acquisition as a way to combine its property-data engine and marketing tools with BatchLeads' targeting tools and BatchDialer. The stated goal is an integrated property-intelligence and outreach ecosystem.
That direction makes commercial sense. Investors do not want to move a list manually through five disconnected tools before they can call an owner. A larger platform can make searching, contact research, list management, dialing, and follow-up easier to connect.
There is also a less obvious consequence. When major tools combine, the industry gets fewer independent ecosystems deciding how property records are collected, classified, refreshed, and presented. Convenience increases, but independent verification does not become less important.
An acquisition can integrate workflows. It cannot make a dated public record current, determine whether a balance was paid yesterday, or turn a national property flag into an authoritative reading of a local legal process.
What the major platforms currently cost
The plans are not directly equivalent, but their entry prices are close enough that many investors will compare them.
As of August 30, 2026:
- PropStream Essentials costs $99 per month. Pro costs $199 per month, and Elite costs $699 per month. Essentials includes 25,000 saves and exports. Skip tracing is $0.12 per contact unless PropStream Connect is active. Connect costs $30 per month on Essentials and is included with Pro and Elite.
- BatchLeads Growth costs $119 per month, with 10,000 monthly leads, 20,000 exports, and three users. Professional costs $349 per month. Scale costs $749 per month. BatchLeads advertises included phone numbers and emails, while some lead, export, dialing, and AI usage has its own plan limits or charges.
- DealMachine, which was not part of the acquisition, remains a major comparison point. Basic costs $99 per user per month, Pro costs $149 per user per month, and Scale costs $599 per package per month. Contact reveals and exports use data credits, and direct mail is priced by usage.
The headline price is only the beginning of the comparison. Export allowances, users, contact access, dialer capacity, direct mail, and the amount of data an operation consumes can matter more than a $20 difference in base subscription cost.
The right question is not simply, “Which tool is cheapest?†It is, “What will my actual workflow cost at the volume I use, and which parts of the record will I still need to verify elsewhere?â€
Consolidation does not eliminate the contact-data problem
Public reviews of these products are mostly positive. That deserves to be said plainly. Investors regularly praise the convenience of having property search, filters, list management, contact data, and outreach tools in one place.
A recurring subset of users also reports inaccurate, outdated, disconnected, or mismatched phone numbers, most clearly in reviews and discussions about PropStream and BatchLeads. BatchLeads' G2 page, for example, includes several validated reviewers who describe inconsistent phone-number accuracy or occasional outdated skip-trace results. Separate 2026 Reddit discussions contain PropStream users reporting disconnected or wrong numbers and recommending that contact data be checked through another source.
Those reports do not establish a platform-wide error rate. They do establish a practical limit: a returned phone number is a candidate contact, not proof that the number belongs to the current owner.
This is not unique to one company. Contact records change, properties transfer, LLCs obscure the responsible person, relatives share addresses, and consumer databases disagree. Consolidating the software does not remove those underlying problems.
An investor still owns the consequences of calling the wrong person.
A national lead flag is not a local legal conclusion
The DMV is an especially bad place to treat one tax-distress label as if it means the same thing everywhere.
Virginia permits qualifying delinquent real estate to move through a judicial process that can result in sale of the real property. Fairfax County states directly that Virginia does not authorize the sale of tax-lien certificates.
Maryland uses tax-sale certificates. The certificate represents an enforceable lien, not immediate ownership or possession of the property. Washington, DC also issues a certificate of sale that may later ripen into title if the property is not redeemed and the required legal process is completed.
These are not vocabulary differences. They affect what the investor is buying, when an owner can redeem, which court process matters, and whether an auction result represents a lien interest or a path toward title.
No reviewer in our research specifically accused PropStream, BatchLeads, or DealMachine of getting this distinction wrong. That is not the argument. The point is that these companies describe themselves as nationwide property-data and investor-workflow platforms. Local legal interpretation is a separate job.

What should still be verified locally
Before treating an aggregated record as an outreach or acquisition opportunity, an investor should be able to answer a few basic questions:
- Which official source created the underlying record, and on what date?
- Does the parcel identifier still match the current owner and property?
- Is the reported tax balance or other distress status still active?
- Is the record ordinary delinquency, a certificate sale, a filed judicial case, an advertised auction, a completed sale, or a canceled event?
- What does that legal stage mean in the specific jurisdiction?
These checks are not an argument against national software. They are the work required to use national software responsibly, and they are where CueDeed begins.
