What does the $249 cover?
One research order containing five candidates for one county or independent city in Virginia or Maryland, or Washington, DC, selected against your agreed written buy box. Delivery is within 48 hours after we confirm those criteria, not automatically 48 hours after payment. Sourcing records for a locality not already in our research library is included in that research period.
What if fewer than three candidates fit?
If fewer than three of the five match the agreed written buy box, you receive the full $249 back and keep the file, under our Terms. This is a criteria-match guarantee, not a guarantee of seller interest or a completed transaction.
Are the candidates exclusive or guaranteed off-market?
No. Candidates are non-exclusive and may be researched for other clients. A property may already be listed or unavailable. Public-record signals do not establish motivation, vacancy, equity or willingness to sell.
Does every candidate include a phone number or email?
No. We include owner and property identifiers where available from official sources. Separate contact research may be required.
Can I order a county that is not in your research library?
Yes. You can order any county or independent city in Virginia or Maryland, or Washington, DC. We source and research available official records during the 48-hour period after written criteria confirmation. Record availability varies by locality; source dates and gaps are labeled. This does not mean we already hold a complete dataset for every locality.
Is this a subscription?
No. The $249 price covers one locality and one five-candidate research order. Monthly access is in development and is not included.
